Strategia nu urm\u0103re\u0219te doar ocuparea eficient\u0103 a terenului, ci construirea unei rela\u021bii coerente \u00eentre volum, spa\u021biu liber \u0219i experien\u021ba de locuire.<\/p>\n<p class=\"western\">Compozi\u021bia volumetric\u0103 este articulat\u0103 pe dou\u0103 regimuri de \u00een\u0103l\u021bime, care introduc o grada\u021bie controlat\u0103 \u00eentre scara mare a dezvolt\u0103rii \u0219i \u021besutul existent. Volumul \u00eenalt marcheaz\u0103 prezen\u021ba urban\u0103 \u0219i optimizeaz\u0103 utilizarea terenului, \u00een timp ce volumul intermediar reduce impactul asupra vecin\u0103t\u0103\u021bilor \u0219i creeaz\u0103 o tranzi\u021bie fireasc\u0103 la nivelul str\u0103zii. Ansamblul este astfel perceput nu ca un obiect singular, ci ca o secven\u021b\u0103 construit\u0103, integrat\u0103 \u00een dinamica zonei.<\/p>\n<p class=\"western\">Rela\u021bia cu ora\u0219ul este tratat\u0103 prin deschidere \u0219i permeabilitate. Frontul nu este opac, ci fragmentat, iar retragerile genereaz\u0103 spa\u021bii intermediare care permit o filtrare gradual\u0103 \u00eentre public \u0219i privat. Accesul este g\u00e2ndit ca o succesiune de praguri, \u00een care circula\u021biile pietonale \u0219i spa\u021biile verzi devin parte a experien\u021bei urbane, nu doar infrastructur\u0103 tehnic\u0103. Parterele au poten\u021bial de activare \u0219i contribuie la continuitatea vie\u021bii urbane.<\/p>\n<p class=\"western\">Calitatea locuirii este un principiu central al proiectului. Unit\u0103\u021bile sunt orientate astfel \u00eenc\u00e2t s\u0103 beneficieze de lumin\u0103 natural\u0103, deschidere \u0219i rela\u021bie direct\u0103 cu exteriorul, iar propor\u021biile interioare sunt sus\u021binute de fa\u021bade care permit controlul real al luminii \u0219i al intimit\u0103\u021bii. Sistemul de fa\u021bad\u0103 este conceput ca un strat activ: suprafe\u021bele vitrate generoase pot deveni opace prin ac\u021bionarea storurilor, oferind utilizatorului posibilitatea de a regla gradul de transparen\u021b\u0103, protec\u021bia solar\u0103 \u0219i confortul interior. Aceast\u0103 flexibilitate transform\u0103 fa\u021bada dintr-un element pasiv \u00eentr-un instrument de locuire.<\/p>\n<p class=\"western\">Expresia arhitectural\u0103 este rezultatul acestei logici func\u021bionale. Ritmul vertical, alternan\u021ba plin\u2013gol \u0219i varia\u021bia de texturi construiesc o imagine coerent\u0103, \u00een care profunzimea \u0219i dinamica fa\u021badelor reflect\u0103 via\u021ba interioar\u0103 a ansamblului.
